The 'Kitchen' - Most important room in the house.

The kitchen is the influencer when a buyer decides on that all important  "offer".

All the rooms are important, but the kitchen tops the list according to recent polls.

The kitchen is the heart of the home, its were we nurture our loved ones preparing their meals, we gather with friends, we sit and sip that hot chocolate while catching up with emails.  We spend a large proportion of our life cooking and experimenting the latest dish, we have just watched on Master Chief.

Many house purchases have either fallen through or indeed not even reached the offer stage because the kitchen choice became  an issue that the buyer, just could not live with.

Often when we value properties coming to market, the vendor proudly leads us the the kitchen, to show off their be spoke, hand made Pillow Box Red designer kitchen, expecting the same reaction as their own.  Of course, when the viewings begin, many times the viewers love the house as a hole but just cant live with the kitchen and with the increased deposits now required to be put down, do not always have surplus funds to change the kitchen. So the comprimise, they choose the property that wasn't quite in the location they wanted but had the kitchen that they could live with.

So when installing your new kitchen, do give a little consideration to your next buyers taste unless of course you are never moving.
