Instruction to sell your property

At this point we will arrange a mutual time to visit your property to prepare brochure material and also take photos, measurements and do a floorplan.

First impressions are everything, so it makes perfect sense to present your property in the best possible light in order to achieve the maximum price.

De clutter all rooms to make the rooms appear more spacious, tackle any DIY jobs and freshen up rooms in neutral tones.

Never underestimate the kerb appeal. The front of your property and garden are setting the tone for what to expect inside so this is so important, many people will do a drive by before deciding whether to book a viewing or not.

Marketing your property

Every property coming to the market requires an up to date energy performance certificate, if you don't have one we can arrange this for you.

Upon instruction we will create full colour property particulars. Once approved by you the particulars will be automatically emailed to all relevant applicants.

Accompanied Viewings

We will accompany 100% of viewings on your behalf and would advise that you are not around for any of these. Buyers need time to consider each room without being conscious they are disturbing the owners watching tv etc. A house purchase is usually the biggest purchase of our lives yet we spend more time doing the weekly shop. Viewers relax and ask more questions when alone with the agent and this often leads to a more considered and better offer.

Offer and acceptance

Once we receive an offer on your property we will notify you both verbally and in writing. We would have already checked the proof of funds and qualified your buyer. Once an offer is accepted we will notify both solicitors involved and the conveyancing process begins.

Exchange of contracts

Once instructed your solicitor will set to work preparing the draft contact. They will send you a starter pack to complete and it is important you do this as quickly as possible because delays here will delay the future completion date. There will be questionnaires to complete and the more information you can supply here the better as it will assist your solicitor in expediting things. There will generally be a survey carried out on your property by the buyer or by their mortgage lender.

The buyers solicitor will make enquiries and carry out searches with the local council and water companies etc and advise the buyer of any problems or upcoming planning decisions which may affect your property. Once the searches have been done and the buyer`s mortgage offer received, exchange of contracts can take place. This is the milestone where both parties are committed to proceed with the sale, prior to this point either side may withdraw without explanation of penalty.

Completion

On the day of completion, the buyers purchase money is sent to your solicitor and once these funds have cleared, the keys will be handed over to the buyer and the sale is complete.
